π The One Rule That Applies Everywhere
Admissions is merit-driven: GPA, SAT, and rigor decide the outcome. Housing is not. At every Florida public university, on-campus housing priority is set by when you submit the housing application or contract relative to other admitted students β not by your academic profile. A 4.5 GPA doesn't move you up the list; a faster housing application does.
The practical result: housing should be treated as a parallel track that starts the moment each admission decision (or, at UF, the moment the application is submitted) arrives β not something deferred until the excitement of an acceptance letter wears off.
UF-specific warning: UF's on-campus supply is currently shrinking, not growing. Graham, Simpson, and Trusler halls (622 beds) were demolished in 2025 as part of a 10-year, $1.1B rebuild that won't finish until 2035, and Rawlings/Tolbert are slated for demolition by late 2029. Meanwhile UF's incoming class sizes have been at or near record highs. Independent Florida Alligator coverage (March 2026) describes freshmen being squeezed out of on-campus housing entirely in some years. This makes UF the one school on this list where applying before the admission decision is not just smart β it may be necessary.

π Housing is not guaranteed. Priority = timestamp of your housing application, which can be submitted before your admission decision.
Master Timeline (Fall 2027 Enrollment)
| Timeframe | Action |
|---|---|
| Fall 2026 (as soon as UF app is submitted) | Submit the UF housing application the same week β don't wait for the admission decision. $25 non-refundable fee. Priority date = housing app timestamp, not admission date. |
| FallβWinter 2026 | UF admission decision arrives (EA responses typically come before RD). Housing priority date is already locked in from the step above. |
| Winter 2026 β Early 2027 | Research Engineering LLC and Honors Village preferences if applicable. Only one LLC application is allowed. |
| March 2027 | UF housing contracts go out weekly starting this month. Earlier priority date = better shot at preferred hall/LLC. |
| MarchβApril 2027 | Prime leasing season for off-campus/private options (Windsor Hall, UFORA, Nine 31, Hub on Campus) if pursuing that route instead of or as a backup to on-campus. |
| May 1, 2027 | Hard deadline to sign the UF Student Housing Agreement once a contract is issued. |
| Aug 15β16, 2027 | Move-in. |
Living Learning Communities & Honors Village
UF currently lists five academic LLCs: Engineering, Honors Residential College, Pre-Health, ROTC, and UF Promise. UF Housing has paused new non-academic LLCs while it runs its 10-year Housing Master Plan, so re-verify the Engineering LLC's building assignment in late 2026 β East Hall has historically hosted it, but with Graham/Simpson/Trusler already demolished and Rawlings/Tolbert next (by 2029), hall assignments are actively shifting. If Sophia is admitted to the Honors Program, Honors Village becomes an option and is currently UF's newest, highest-quality on-campus housing β priced at the top of the range (~$6,176/semester for a suite single) but worth weighing against the Engineering LLC.
Rates (2026β27 published, per semester)
| Hall / Room Type | Per Semester |
|---|---|
| Thomas Hall β Traditional Quad | ~$3,319 |
| East / North Hall β Traditional Triple | ~$3,465 |
| Traditional β Double | ~$3,929β$4,177 |
| Beaty Towers β Apartment Double | ~$4,222 |
| Traditional β Single | ~$4,161β$4,510 |
| Keys Complex β Apartment Single | ~$4,709 |
| Lakeside β Apartment Single | ~$5,086 |
| Infinity Hall β Suite Double | ~$5,534 |
| Cypress Hall β Suite Single | ~$5,614 |

On-Campus vs. Off-Campus
Dorms include community life and close for Thanksgiving, winter, and spring breaks; off-campus apartments run 11β12 month leases (roughly AugβJuly) and require self-catering. This matters if Sophia wants to stay in Gainesville over breaks or summer for internships/research. Popular private options near campus β Windsor Hall, UFORA, Nine 31, Hub on Campus β lease up fast in the MarchβApril window and are worth touring by FebβMarch 2027 as a fallback if on-campus falls through.
β Re-confirm Engineering LLC building/status in late 2026 at housing.ufl.edu/living-learning-communities
β If Honors admit, compare Honors Village against the Engineering LLC
β Decide on-campus vs. off-campus by early 2027, before March leasing season heats up
β If off-campus, start touring by FebβMarch 2027
β Sign Housing Agreement by May 1, 2027
Florida State University β Tallahassee
π Housing is contract-based with a lottery-assigned contract number β apply the day the portal opens, right after admission.
How the Process Works
Unlike UF, FSU's housing contract portal opens after admission, not alongside the application. Based on the current cycle (Fall 2026/Spring 2027 contract), the portal opened for admitted students on Feb 25, 2026, with a lottery on Feb 25β26 to set contract numbers, and numbers issued in date/time order every ~2 weeks after that. The contract number is your place in line for building/room assignment β the earlier you submit relative to other admitted students in your window, the more choices you'll have. Expect the equivalent Fall 2027/Spring 2028 portal to open around late February 2027 β mark the calendar and apply on day one once it's live.
| Milestone (2026-cycle dates, shift ~1 yr forward for Fall 2027) | What Happens |
|---|---|
| Late February | Housing contract portal opens for admitted students; lottery sets contract numbers |
| March β May 1 | Roommate requests and room-type preferences can be submitted/updated as many times as desired |
| May 1 | Deadline to finalize preferences and roommate requests |
| Early July | Room assignments distributed to students with a complete contract, paid deposit, and orientation registration |
Honors & Suite-Style Halls
Landis and Jennie Murphree are FSU's Honors-affiliated halls β Honors Program students get priority, with Landis filled first and Jennie Murphree used once Landis is full. Deviney and Salley are suite-style (two bedrooms sharing a bath) β Salley suites include a 4-person study room and are the most budget-friendly suite option.
Rates (2026β27 published, per person/semester)
| Hall | Room Type | Per Semester |
|---|---|---|
| Salley | Suite Double, shared bath | $3,820 |
| Salley | Suite Single, shared bath | $4,365 |
| Landis / Jennie Murphree / Deviney | Suite Triple, shared bath | $4,000 |
| Landis / Jennie Murphree / Deviney | Suite Double, shared bath | $4,275 |
| Landis / Jennie Murphree / Deviney | Suite Single, shared bath | $4,835 |
| Landis / Jennie Murphree / Deviney | Suite Single, private bath | $5,010 |
FSU does not require on-campus residents to buy a meal plan any term β a real cost saver relative to USF's mandatory freshman meal plan.
Off-Campus Backup
Tallahassee's biggest student cluster is College Town and the Gaines Street corridor β 3β15 minute walk to campus (Catalyst, The Standard, The Nine, Saga, U Club on Woodward are the well-known names). Leases here are typically 11β12 months and many complexes open leasing for the next academic year as early as October β a full year ahead of move-in β so if on-campus falls through, start watching listings the fall before enrollment.
β Apply the day the portal opens for the best lottery/contract number
β If Honors-admitted, note Landis as first-priority hall
β Submit roommate/room-type preferences before May 1, 2027
β If off-campus, start watching College Town listings by fall 2026
University of Central Florida β Orlando
π First-year applicants get priority access, but the portal opens on the heels of the admission decision β apply within days.
How the Process Works
For incoming first-year students, the housing application opens roughly one week after the admission decision for Early Action admits (early December for an Oct 15 EA deadline), or immediately upon notification for Regular admits. Applications close once the incoming class fills β there's no fixed deadline, so speed matters. The process runs through my.ucf.edu β Tools β Housing β Housing Portal: create a profile, sign the agreement, submit the prepayment. Room selection for first-years happens in June.
UCF's returning-student housing (a separate lottery in January) is a different process β first-years should ignore that timeline and focus on the post-admission application window described above.
Living Learning Communities
Current LLCs include EXCEL/COMPASS, Nursing @ Nike (residents get a reserved seat in an NSP 1800 "Nursing As a Profession" course), and Honors, which lives in Tower III and requires applying for a Towers housing agreement specifically. LLC room selection happens online during a dedicated June selection day, after the base housing agreement is confirmed β LLCs are fall-semester-only enrollment.
Rates (2026β27 published, per person/semester)
| Community | Room Type | Per Semester |
|---|---|---|
| Apollo | Shared bedroom | $2,766 |
| Libra | Shared bedroom | $3,248 |
| Apollo | Private bedroom | $3,147 |
| Hercules / Nike (incl. Nursing LLC) | Shared bedroom | $3,696 |
| Lake Claire | Private bedroom, 4/2 | $4,313 |
| Neptune | Private bedroom | $4,375 |
| Hercules / Nike | Private bedroom, 2/1 | $4,875 |
| Towers at Knights Plaza (incl. Honors) | Various | $4,863β$5,863 |
Off-Campus Backup
The main student corridor runs along University Boulevard and Alafaya Trail just east of campus β Knights Circle and University House are the best-known affiliated/nearby complexes, most offering furnished units, individual leases, and shuttle service to campus.
β Decide if Nursing @ Nike, EXCEL/COMPASS, or Honors (Tower III) LLC fits β apply for the base agreement first
β Confirm room selection appointment in June 2027
β If off-campus, tour University Blvd/Alafaya Trail complexes by spring 2027
University of South Florida β Tampa
π Rolling application tied to admission + active NetID β apply the moment both exist. Meal plan is mandatory for on-campus first-years.
How the Process Works
Since USF admits on a rolling basis (no EA/RD split like the other three), housing follows the same logic: the application for the Fall/Spring 2026β27 cycle opened December 15 and became available to each new student once they were admitted and had an active USF NetID. Given USF's Jan 15 scholarship deadline already pushes toward an early fall application, housing should be applied for the same week admission comes through β don't wait. A $50 application fee applies, and all first-time-in-college residents must select a meal plan as part of the application.
Rates (2026β27 published, per person/semester)
| Hall | Room Type | Per Semester |
|---|---|---|
| Beta / Castor / Greek Village | Double/Triple | $3,320 |
| Cypress / Maple / Juniper / Poplar | Suite Double | $4,550 |
| Castor | Single | $4,612 |
| The Village | Double (traditional) | $4,588 |
| Kosove / Magnolia G | Apartment Double | $4,790 |
| Cypress / Holly / Kosove / Magnolia | Apartment Single | $5,314 |
| The Village | Suite Double | $5,680 |
| The Village | Single (traditional) | $6,188 |
| The Village (Horizon/Pinnacle/Summit) | Suite Single | $6,878 (highest) |
USF's mandatory meal plan for on-campus freshmen (runs roughly $2,000β$3,000+/semester depending on tier) should be added on top of the room rate when comparing total cost against FSU or UF, neither of which requires one.
Honors & Off-Campus
The Judy Genshaft Honors College has its own admissions track and priority housing consideration β worth applying to alongside the general USF application given Sophia's profile. For off-campus fallback, College Town @ USF and The Standard at Tampa are the closest, most student-oriented options; American Campus Communities (The Province, Avalon Heights) covers the wider University Area corridor.
β Select a meal plan tier as part of the required application
β Apply to Judy Genshaft Honors College for priority housing consideration
β If off-campus, check College Town @ USF and The Standard at Tampa early
π― Which Schools Actually Need a Parallel Housing Track?
Sophia is applying to all four, but committing to only one by May 1, 2027. Housing application fees are small ($25β$50) and non-refundable, so it's worth applying wherever admitted rather than waiting for the final decision β but the urgency differs a lot by school:
- UF β highest urgency. Apply for housing before the admission decision even lands. The ongoing dorm demolitions and record class sizes make this the one school where delay has real downside.
- FSU β moderate urgency, but time-boxed. Nothing to do until the contract portal opens (~Feb 2027), but apply that same day β lottery order is set from day one.
- UCF β moderate urgency, fast turnaround. The application window opens right after the EA decision (~early Dec 2026) and there's no stated deadline β it just closes when full, so act within days of acceptance.
- USF β lowest urgency, but cheapest to hedge. Rolling admission means rolling housing β apply as soon as admitted, any time from December on.
Bottom line: Housing decisions don't affect admissions competitiveness, but they run on an independent, time-sensitive track. The single highest-leverage action is submitting the UF housing application in Fall 2026 alongside the admissions application β everything else follows naturally from each admission decision as it arrives.
